Completing the Transaction
WHEN AN OFFER IS RECEIVED, I WILL:
- Provide you with a detailed list of seller expenses and estimated
net proceeds
- Discuss qualifications of the buyer
- Check the purchase agreement for errors or omissions
- Explain all details and contingencies
- Negotiate on your behalf
- Deliver all counter proposals promptly
- Maintain rapport and communicate with the other agents involved
in the transaction.
WHILE AN OFFER IS PENDING, I WILL:
- Deposit earnest money with the Title Company.
- Order title insurance, deed and survey
- Meet with inspector and review inspection report with you
- Offer names of contractors available for any needed repairs
- When appropriate, meet appraiser at property and present
market data
- Show sale as "pending" on Multiple Listing Service
and put in "Contract Pending" or "Sold" sign
- Follow up with Buyer's lender
- Assist cooperating agent with any problems relative to the
sale.
- Review all title work
- Schedule time and date of closing.
