Completing the Transaction

WHEN AN OFFER IS RECEIVED, I WILL:

  • Provide you with a detailed list of seller expenses and estimated net proceeds
  • Discuss qualifications of the buyer
  • Check the purchase agreement for errors or omissions
  • Explain all details and contingencies
  • Negotiate on your behalf
  • Deliver all counter proposals promptly
  • Maintain rapport and communicate with the other agents involved in the transaction.

WHILE AN OFFER IS PENDING, I WILL:

  • Deposit earnest money with the Title Company.
  • Order title insurance, deed and survey
  • Meet with inspector and review inspection report with you
  • Offer names of contractors available for any needed repairs
  • When appropriate, meet appraiser at property and present market data
  • Show sale as "pending" on Multiple Listing Service and put in "Contract Pending" or "Sold" sign
  • Follow up with Buyer's lender
  • Assist cooperating agent with any problems relative to the sale.
  • Review all title work
  • Schedule time and date of closing.
